Eurocash S.A. is a new tenant at Marynarska Business Park

30.08.2016, WARSAW. The modern office building complex Marynarska Business Park, which belongs to the Heitman company, has just gained a new tenant. It is Eurocash Group: one of the biggest food product distributors in Poland. Starting from June, 2017 the company will be occupying four floors in one of the buildings in the complex. The overall lease area will be 4618 sqm. The JLL company functioned as an advisor during the lease transaction.

Eurocash Group has become a new tenant at Marynarska Business Park. It is the biggest Polish company that operates in the food products wholesale business and also as marketing support for independent businesspeople running retail businesses. The franchise and partner chains supported by Eurocash include almost 14 thousand independent shops in Poland under such brands as abc, Groszek, Delikatesy Centrum, Lewiatan, Euro Sklep or Gama. Starting from June 2017 the company will be occupying 4618 sqm on four floors of one of the buildings in the complex. The former Eurocash’s office was also located in Mokotów. The decision about the change has been prompted by the development of the Group. Additionally, from 1 September this year till the moment the Group starts the lease of the above mentioned space, it will temporarily occupy almost 600 sqm at the complex. The commercialisation of Marynarska Business Park is the responsibility of the advisory company JLL, which also functions as the building’s administrator. The owner of the building is the Heitman company, which acts on behalf of Heitman European Property Partners.

Marzena Zielonka, JLLSłużewiec is still a popular location and remains attractive for tenants. As JLL’s analysts point out in Służewiec 2.0 report, it is because of the proximity of the airport and popular residential areas as well as competitive rents. The activities taken in order to improve public transport in this part of Warsaw and to make it more aesthetic and functional are without a doubt going to result in not only making this biggest office building area more accessible but also more prestigious. That is why there are plenty of new tenants who regard having an office in the location as an investment, and Eurocash Group is an example of such. Therefore, I would like to thank the Group that they see Marynarska Business Park as a means of developing their business activity, says Izabela Kapil, Vice President Portfolio Management – Europe in Heitman. Apart from the proximity of public transport facilities as well as a high standard of the office space, an important advantage of Marynarska Business Park for Eurocash Group was the possibility of the lease of the highest floors in the building that have access to terraces as well as the option to display the Group’s logo in a very attractive location, adds Marzena Zielonka, Associate Director, Office Agency, JLL.

The highest standards and comfortable workplaces

Marynarska Business Park comprises of four modern buildings with the total office space of 43,000 sqm. The complex is located in the business part of Służewiec, which is one of the most attractive locations in the area taking into consideration the access to public transport: the buildings are situated very close to a station of the Warsaw’s fast city trains (SKM). The tenants have full access to various services in the complex. Quite recently, a high-street hair and beauty salon New Look Zon has opened here, and for many years now Marynarska Business Park has been home to the medical centre of the LUX MED Group, the restaurant VAPIANO or the newsagent’s Inmedio. The complex is ecologically friendly: it possesses the BREEAM In-Use certificate with the Very Good mark in the Asset category. The various solutions applied in the complex have a positive influence on the health and comfort of its users. One of the examples may be the infrastructure for cyclist: from indoor and outdoor bicycle parking places, through a self-service bicycle repair station to changing rooms and showers for people who choose to travel to work in the environmentally friendly way.
