Virako to select Budimex as general contractor of Monopolis

As the general contractor for Monopolis, Budimex will be responsible for the implementation of the first stage of Virako’s flagship investment - the mixed-use Monopolis complex in Łódź. The construction work will commence in February 2018 with completion scheduled for mid-2019.

Budimex, one of the largest construction companies in Poland, executes investments in the areas of road, rail and airport infrastructure as well as energy, industrial and ecological constructions. Uni-Form will be responsible for ensuring investment supervision.

Within the framework of the contract, Budimex will revitalize all the existing historical buildings so that their function will include not only office space but also a wide range of city-forming services, such as restaurants, and a theater with a multi-function hall.

We are convinced that our partner perfectly understands the vision of Monopolis and our assumptions regarding its space. Together, we will take care to maintain the historical character and ensure visibility of the post-industrial nature of the location. We want to transform Monopolis into a Łódź landmark. Virako has already completed the design works along with preparatory conservation works. So now we are launching the next stage of the investment," comments Krzysztof Witkowski, President of the Management Board at Virako.

Monopolis, a mixed-use business complex is being developed in Łódź on the historical site of the Monopol Wódczany, built in 1902. It is the third largest factory complex in Łódź, after the Karl Scheibler and Israel Poznański's factories. Monopolis will provide over 29,000 sq m of exceptional working space - 24,000 sq m of office space and 5,400 sq m of services areas. Top-tier office space will be developed in the main building of the former vodka bottling facility as well as within two newly-constructed buildings. During the first stage, apart from the state-of-the-art offices, the post-industrial areas will also offer various types of services, including restaurants, cafeterias and a theatre, all located in the historic buildings of the complex. An important part of Monopolis will be the museum dedicated to the history of the former distillery, and the technology for production of vodka. The investment’s premises will also offer areas dedicated to the youngest residents of Łódź - a day room with classes for both children and the youth as well as a playground. During the later stages of the investment, the two new buildings will provide further office space coupled with areas for a kindergarten and other service units.

The investment will undergo BREEAM certification. In accordance with the requirements of the certification, all technological and construction solutions applied in Monopolis will be intended to create a comfortable and friendly working environment, optimize operating costs and reduce the investment’s negative impact on the environment.

Monopolis is located close to the crossroads of the city's two main communication arteries - Aleja Piłsudskiego and Kopcińskiego Street. The complex is within easy reach of Łódź Fabryczna railway station and Łódź airport with the A1 motorway just 10 minutes away. Monopolis is also well-served by public transport with 23 bus and tram routes close by.
