LIFE_Building Success Story. Interview with Manuel Simon, VIG FUND.

In the ever-evolving skyline of Warsaw's business map, one building stands out with its innovation and transformation. The LIFE Building has definitely redefined the standards of modern workspace design and tenant experience.

As the commercial real estate market continues to adapt to new workplace trends, the LIFE Building emerges as a visionary project that sets a new benchmark for office spaces in the Polish capital. Its metamorphosis has captured the attention of both existing tenants and newcomers alike.

Today, we have the privilege of delving deep into the LIFE concept with Manuel Simon, Head of Investment Real Estate  and responsible for the polish real estate portfolio of VIG Fund. Join us as we explore the philosophy behind this project, uncover the secrets of its success, and learn how it's reshaping the expectations of businesses in Warsaw's competitive real estate market.

 

JLL: First of all, please give us an overview of the VIG Fund and the LIFE Building in Warsaw.

MS: The VIG Fund is an internal investment company specializing in real estate investments in Central and Eastern Europe. It is part of the Vienna Insurance Group (VIG) and manages a diversified portfolio of office, retail, and mixed-use properties. The fund focuses on long-term value creation through active asset management and sustainable investment strategies and our investors are all group companies of VIG.


The LIFE Building (formerly Atrium Tower) is one of our key assets in Warsaw. Recognizing its prime location and potential, we undertook a comprehensive renovation to reposition it as a modern, high-quality workspace. The building is designed to offer more than just office space—it fosters work-life balance, supports sustainability, and enhances tenant experience through innovative features and premium amenities.

JLL: Building renovations are always a big challenge for investors. Where did the idea for changes in the LIFE Building (formerly Atrium Tower) come from? What is the origin of the new name?

MS: The decision to renovate the LIFE Building (formerly Atrium Tower) was driven by the evolving needs of modern tenants and the competitive Warsaw office market. We recognized the potential of the building’s prime location and decided to reposition it as a contemporary, high-quality workspace that enhances the daily experience of its users.
The new name, LIFE Building, reflects our vision of creating a vibrant and dynamic environment. We wanted to go beyond a traditional office concept and introduce a space that supports work-life balance, fosters creativity, and provides additional value through its amenities and design.

JLL: Is this the first building in your portfolio that has been renovated to such an extent? Do you have experience with major renovations?

MS: While the LIFE Building is one of our most comprehensive renovation projects, it is not the first time we have undertaken significant refurbishments within our portfolio. At VIG Fund, we have experience in upgrading and repositioning assets to meet modern market standards. Our approach is always strategic—we assess the potential of each property and invest in targeted improvements to enhance both tenant satisfaction and long-term value. As part of the VIG Group, the leading insurance company in the CEE region, we focus on a “buy and hold” strategy.

JLL: What are the key elements of this renovation process? How was the process of making changes in the LIFE Building implemented?


MS: The renovation process focused on three main aspects: modernization, sustainability, and tenant experience. Key upgrades included:

  • A complete redesign of the lobby and common areas to create a welcoming, high-end atmosphere.
  • New amenities such as the LIFE_Executive Lounge and LIFE_Terrace to enhance comfort and productivity.
  • Improved technical systems, including energy-efficient lighting, HVAC, and digital building management systems.

The project was implemented in phases to minimize disruption for existing tenants while ensuring a smooth transformation of the building.

JLL: It is impossible not to ask about the renovation process in terms of ESG, which has gained huge prominence on the commercial real estate market. Can we find environmentally sensitive solutions in the LIFE Building?


MS: Absolutely. ESG principles were at the core of our renovation strategy, and the LIFE Building has already achieved a BREEAM-In-Use "Very Good" rating, reflecting our commitment to sustainability. However, we see this as just the beginning. Our efforts to enhance the building’s ESG performance will continue, as we constantly explore new ways to reduce energy consumption, improve operational efficiency, and create a healthier working environment for tenants.
Key ESG features already implemented include:energy-efficient systems to reduce carbon footprint/smart lighting and HVAC controls to optimize energy use /facilities that promote sustainable mobility, such as bicycle parkingand high-quality materials that enhance indoor air quality and longevity.

Sustainability is an ongoing journey, and we remain committed to further improving the LIFE Building in the future, ensuring that it meets and exceeds evolving environmental standards.

JLL: Upon entering the new lobby, the screen with the figure of a chameleon immediately catches our attention. Please could you explain what it symbolizes? Where did the idea to use this concept come from?

MS: The chameleon symbolizes adaptability and transformation, which perfectly aligns with the vision behind the LIFE Building’s renovation. Just like a chameleon adjusts to its surroundings, our building has been transformed to meet the evolving needs of modern businesses.
The idea came from our goal to create a workplace that is flexible, inspiring, and tailored to a diverse range of tenants. The chameleon serves as a visual representation of the LIFE Building’s ability to provide a dynamic, future-ready work environment.

JLLWithin the building there are two amazing areas for tenants - LIFE_Executive Lounge and LIFE_Terrace. What is the feedback from the tenants about those amenities?

MS: The feedback has been overwhelmingly positive. Tenants appreciate having spaces where they can relax, network, or work in a more informal setting.

The LIFE_Executive Lounge is particularly popular for meetings and focused workwhereas the LIFE_Terrace offers a unique outdoor space, which is a rarity in many office buildings in Warsaw.

Both amenities have contributed to making the LIFE Building more than just an office—it’s a place where people enjoy spending time.

JLL: Do you plan to extend the LIFE concept to other buildings within the VIG Fund portfolio in Warsaw?

MS: We see great potential in the LIFE concept and are considering ways to implement similar features in other buildings within our portfolio. The positive reception of the LIFE Building has shown us that tenants value not only high-quality office space but also a holistic work experience.
While each property has its unique characteristics, we are actively exploring how we can bring elements of LIFE—such as modern design, smart technologies, and tenant-focused amenities—to other assets in Warsaw.

JLL: Is the LIFE Building concept something that is close to your heart? What do you like the most about the project?

MS: Yes, absolutely. The LIFE Building represents a forward-thinking approach to office space that aligns with the way people want to work today. What I appreciate the most about this project is how it successfully combines functionality, sustainability, and design into one cohesive experience.
Additionally, I highly value the fact that we are working with an existing building, breathing new life into it rather than constructing from scratch. This aligns with our fundamental philosophy of sustainable management—repurposing and modernizing instead of replacing. Seeing the positive impact on tenants—how they use and enjoy the spaces—makes all the challenges of the renovation process worthwhile. The LIFE Building is not just a place to work; it’s an environment that enhances productivity, well-being, and community.
