ATENOR's FORT 7 project granted building permit for office development

ATENOR's FORT 7 project has obtained a legally valid building permit for the construction of office buildings. Under the first stage of the project, the company plans to build three office buildings with a total area of over 42,000 sqm. The unique, multi-functional project is the second investment of the developer ATENOR in Warsaw.

FORT 7 is a unique project that, across a total area of the plot nearly 141,000 sqm, will bring a series of multi-functional buildings to the Warsaw skyline, combining office spaces, with hotel, residential and utility infrastructure. The project is being developed by ATENOR, an international sustainable urban developer listed on Euronext Brussels, which has been operating in Poland since 2018. Through its approach to urban planning and architecture, ATENOR aims to respond appropriately to the new challenges posed by changes in urban and professional life. FORT 7 is the developer's second Polish development - LAKESIDE, completed last year, has become one of the most unique office projects in the whole of Warsaw, stunning tenants with both sustainable solutions, architecture and location.

As part of FORT 7 mixed-use project, three office buildings, designed by the renowned JEMS Architekci studio, will be constructed in the Warsaw district of Włochy, in close proximity to Chopin Airport, on land adjacent to the historic buildings of Fort Zbarż. In November 2023, the development received building permit for the office buildings. The commercialization of first office building of approximately 15,000 m2 is being launched.

FORT 7, located in Warsaw between, Wirażowa, Osińskiego and James Gordon Bennett Streets, is a modern, multifunctional, sustainable project. It constitutes a unique district of ca. 14 ha dominated by the 5,5 ha green and lake area of the fort Zbarż. The plot benefits from unique proximity of two railway stations and bus stops located close to the buildings as well as Warsaw Chopin Airport. Through its mix and diversity of functions the FORT 7 project is a prime example of ATENOR economic resilience. More, it perfectly integrates the company’s values, with its technologies, sustainable solutions and green landscaped park and terraces, putting the human experience into the forefront without comprising the environment. Furthermore, the project aims at obtaining the BREEAM 'Outstanding', BREEAM Communities and WELL 'Gold' certifications. The following phases foresee a mixed used development providing for residential, private rental services (PRS), retail and education uses.
