Jones Lang LaSalle conducts LEED Core & Shell 2009 certification process for Nowy Świat BIS in Warsaw

Warsaw, 8th October, 2012 – Jones Lang LaSalle's office building LEED Accreditation Team has commenced LEED "Core & Shell" 2009 certification process for planned mixed-use office development - Centrum Bankowo - Finansowe „Nowy Świat BIS", located at 6/12 Nowy Świat street in Warsaw. The Accreditation Team will consider amongst such aspects of the investment as: energy performance of the building and building services, indoor air quality, ecological building materials,potable water use reduction and convenient location, offering easy access to public transport .

The fact that „Nowy Świat BIS" decided to apply for LEED certification is another indication of the increased popularity of green policy solutions, among both, real estate investors, as well as potential office space occupiers. According to Jones Lang LaSalle's report, "Going Green in Eastern Europe", there are currently 670,000 sq m of certified office buildings in the CEE and SEE region. Green solutions are also embedded in development strategies for investment projects scheduled for completion between 2012 - 2014. According to the report, the leader in this area is Warsaw, where, within the next few years, approximately 400,000 sq m office stock (17 developments) will apply for green certification.

Regina Gul, Senior Project Manager, in Project and Development Services Department of Jones Lang LaSalle, LEED Accredited Professional and BREEAM Assessor, commented "Obtaining green certificates is currently the optimal way to emphasise a company's engagement in sustainable development issues. A second factor worth highlighting is the economic aspect of green buildings with certified buildings obtaining a higher occupancy rate. Moreover, such facilities attract a portfolio of tenants comprised of strong, widely recognized brands, which perceive sustainability as a part of their organizational culture. This in turn contributes to a rise of the assets' value, which are perceived as presenting a lower investment risk. According to Jones Lang LaSalle, BREEAM and LEED currently remain the most popular certification systems throughout the CEE and SEE regions. In the CEE region 64 % of existing office stock and 68% developments under construction already hold or are applying for BREEAM and LEED certificates while the SEE region has 36% and 32% respectively. Our analysis proves that green certification systems are permanently embedded in the European commercial real estate market trends, especially in the case of prime assets."

The project's Investor, Centrum Bankowo Finansowe Nowy Świat, is planning to commence construction works in 2013, and the development will be commissioned for use in June 2015.

The facility will comprise of office, and commercial area, as well as underground car park, with a total area of 10,871.8 sq m.
