Maraton office building signs up its first tenant

Duni European Finance Function, a company specializing in providing services in the areas of finances and accounting, has signed a lease agreement for over 800 sqm of office space in the Maraton office building developed in Poznan by Skanska Property Poland. The tenant was advised by JLL.

Duni EFF company has become the first tenant of Maraton office investment a year before the building’s completion scheduled for Q4 2016. The company will employ around 90 employees in Maraton.

“Duni EFF Sp. z o.o. is the third unit of Duni Group to operate in Poznan. In 2015, the company celebrated its 10th birthday. As a birthday gift, we have decided to provide our employees with new and modern office space in the very heart of Poznan. The Maraton building perfectly fits in with the green ideology of the company for which the balance between business and environment protection is of crucial importance. Thanks to the co-operation with Skanska and JLL, we aim to reach this goal by the end of 2016”, comments Jacek Roztoczyński, responsible for the lease negotiation process.

Maraton will offer approx. 25,000 sqm of leasable space. It will include six floors above ground and two below with 300 parking places, 12 charging points for electrical cars as well as a bicycle infrastructure including shower cubicles and bicycle repair points. The project will be distinguished by the grassed terraces on its roof and an open patio outlining the contour of the old Poznan Fortress.

International advisory firm JLL advised the tenant on selecting the location and negotiating contract terms.

“We are happy that we had the opportunity to co-operate with Duni EFF in the lease agreement for Maraton. The contract confirms the increase in interest in modern office space in Poznan. By the end of H1 2015, the office take-up in the city was higher than in the whole of 2014”, adds Edyta Pietranis, Consultant, Tenant Representation at JLL.

Maraton is located in the business and cultural center of Poznan in close proximity to the Old Town and Stary Browar arts and shopping center as well as numerous sports centers including KS Warta Poznan club and the University of Physical Education. Furthermore, there are numerous public transportation stops located in the building’s vicinity with Dworzec Główny station just a few minutes away. The building was designed in accordance with the model of open and green space which will be underpinned by LEED Gold certification.

The general contractor for Maraton is Skanska S.A. The architectural project was designed by CDF Architekci studio. Skanska Property Poland is responsible for the building’s commercialization.
