Tensor office complex already with its first lease agreement

Maersk Line has leased office space in the office complex in Gdynia with construction works launched only a month ago

Gdynia, 27 November 2014 – Maersk Line, a global leader in container ship operations, has become the first tenant in the Tensor office complex developed by Euro Styl. The company will occupy a part of the 3rd floor of the complex’s building X. JLL acts as an exclusive agent for the Tensor complex.

Edyta Wojtkiewicz, Financial Director, Maersk Poland, said: “We had been searching for our office's location in Gdynia for quite some time. We are delighted that the office will be located in a modern building which is easily accessible and has numerous amenities on offer for employees. We have acquired the construction permit for the whole complex and, having seen that the project is attracting tenants, we are planning to launch the construction works of Y office building in 2015.”

Tensor is a class A office complex located at Łużycka 8 Street in Gdynia. The project includes three modern buildings - X, Y and Z, comprising a total of 20,000 sq m of office space. Completion of the investment's first stage - office building X with office space of 4,960 sq m, is scheduled for winter 2016. In total, the tenants of Tensor will have at their disposal 20,000 sq m of office space and 446 parking places. To provide comfortable working conditions, the complex will boast an internal patio, a pond and a relaxation area including a boules court. The surrounding green space has been preserved. Due to the vicinity of a bicycle route, Tensor will encourage commuting by bike and will provide parking bays, both indoors and out, as well as shower cubicles and locker rooms. The complex has been BREEAM precertified. The concept was designed by Degutis Studio.

Of key importance is the complex's location, on Łużycka Street, in Gdynia's most rapidly developing and largest office area. This part of the city boasts excellent access to public transport: bus stops, a Tri-City Fast Municipal Railway station, and the soon to be completed Pomeranian Metropolitan Railway, which connects Gdynia to Gdańsk airport and other Tri -City locations.

The modern office stock in the Tri-City totals 493,800 sq m. 65,000 sq m of this is not leased (the vacancy rate stands at 13.2% - as of the end of Q3). Furthermore, almost 92,000 sq m of office space is currently under construction and is scheduled for 2015 and 2016.
