Lincoln Property Company Poland begins construction of The FORM, a next-generation office building in Warsaw

Lincoln Property Company Poland, an established investor, developer, and manager which operates in the commercial real estate sector in the US and Europe, has started construction on its flagship office development project in Poland, The FORM.

The building, with a total area of nearly 31,000 sqm, will be located in Warsaw's Wola district, one of the most desirable locations in the capital today, at the intersection of Pańska and Miedziana streets and only a five-minute walk from Daszyński Roundabout. The uniqueness of The FORM is the combination of sophisticated architecture, and its ultra-modern technologies combined with market-leading  ESG solutions. PORR S.A., part of the Austrian PORR Group, has been selected as the general contractor, meanwhile a team of JLL experts will be responsible for the exclusive commercialization of The FORM, which is scheduled for completion at the end of Q4 2024.

The FORM building will consist of 30,800 sqm across nine floors including approximately 28,300 sqm of office space and 2,500 sqm of service and retail space. The building will offer a large leasing area per floor ranging from 2,650 sqm to over 3,700 sqm, which will allow tenants to flexibly plan their office space. Another advantage of the building will be three spacious terraces with a total area of nearly 1,100 sqm, located on the 5th, 6th, and 8th floors - a perfect place for leisure as well as for less formal meetings. The heart of the building will be a spacious green patio of nearly 700 sqm, creating another meeting and relaxation area for all tenants. This area will seamlessly blend in with the newly planned city park, which will be located in close proximity to The FORM, and adjacent to Miedziana Street.

On the ground floor of the building, tenants and the local community will have access to a wide range of services and retail outlets which will be situated in a 2,500 sqm area. All retail and service units will be accessible to customers directly from the street.

An underground parking garage will be located on two underground levels and will offer 254 parking spaces for tenants and visitors. Both the entrance and exit from the underground parking will be available from Pańska Street. 30% of the underground parking spaces will be equipped with installations for charging stations for electric cars (with the possibility of expanding the installation to 50% of the parking spaces). There will also be facilities for cyclists, including more than 210 bicycle racks, with a separate entrance and dedicated elevator from the ground level, as well as extensive amenities and other facilities in The FORM of changing rooms with showers, repair stations and charging stations for bicycles and electric scooters.

The FORM is a modern office building in the centre of the capital, designed primarily with its users and the environment in mind. The highest ESG requirements are already being implemented at the construction stage and 100% of the electricity used during the building's operation will come from renewable sources, including a photovoltaic panel installation located on the building's roof. The building's triple-glazed facade with a thermal coating is another element that ensures high energy efficiency. Compared to typical office buildings, we will provide 30% more fresh air to office spaces. We will also use technologies and fixtures that will reduce water consumption by 50%. The building will be equipped with top-of-the-line air purification, humidification, and free-cooling systems, as well as a reservoir for rainwater, which will be used to water the surrounding greenery.”, adds Damian Grzywacz, Managing Director of Lincoln Property Company in Poland.

The FORM also aims to meet the most rigorous environmental requirements such as WELL and LEED certifications at the highest Platinum level, as well as WiredScore, SmartScore, ActiveScore and AirRated certifications to ensure the workspaces meet the sustainability and wellbeing needs of its occupiers. Certificates as ActiveScore and AirRated will further distinguish the project from existing and planned investments in Poland. The ActiveScore certificate confirms that the building supports an active lifestyle of its users, the WiredScore certificate confirms the highest level of global standard for digital connectivity in the built environment, while the SmartScore certificate confirms the highest level of global standard for intelligent buildings, and the AirRated certificate attests that the building, among other things, constantly monitors key air quality parameters: humidity, temperature and pollution.

The design of The FORM building went through several stages. The co-authors of the first design concept were Kuryłowicz & Associates and Vietzke & Borstelmann Achitekten, while the final design was prepared by the Epstein studio.
