Net office demand amounted to 81,900 sq.m. in Q1 2026, while total transaction volumes (incl. lease renewals) amounted to 133,800 sq.m. Lease renewals made up 39% of the total leasing activity in Warsaw.
In Q1, developers completed over 40,000 sq.m. of office space.
At the end of March 2026, the vacancy rate for Warsaw stood at 9.5%. The vacancy in the central zones stood at 6.5%, while outside the city centre it reached 12.2%.
