Lincoln started 2026 with momentum. The FORM office building fully leased at 100%

Lincoln put the finishing touch on the commercialization process of The FORM office building. At the turn of 2025 and 2026, a lease agreement was signed for the last available office space, bringing the building to 100% occupancy.

The turn of 2025 and 2026 was rich in successes for Lincoln Property Company Poland – the main award in the "Office Building of the Year" category for The FORM office building in the renowned industry competition Eurobuild Awards coincided with achieving 100% occupancy. A strong accent at the finish of The FORM's commercialization was a lease agreement for nearly 1,500 sqm of office space with the Israeli coworking concept SwitchUp. The company's office will open in Q3 2026 on the second floor of the building.

- The success of The FORM's commercialization is evidenced – on one hand – by the consistently and rapidly conducted leasing process, but above all by the fact of building trust and conviction among such a prestigious group of tenants. These are international and Polish companies operating in various areas, while simultaneously embodying The FORM's ideas: innovation and courage in setting trends, modernity, highest quality and sustainable development of organizations and the products and services they offer – comments Bartosz Szumski, Business Development Manager, Lincoln Property Company Poland.

- Drawing from Lincoln's global experience and resources, complemented by determination and attention to detail from our Polish team – we created the most advanced and most ecological building in Poland, which sets new trends in the office market, and as a result of a thoughtful tenant mix has become a place that brings together industry leaders, builds a dynamic and conscious business community, while combining office functionality with dynamic and green meeting and relaxation spaces – comments Damian Grzywacz, Managing Director, Lincoln Property Company Poland.

The FORM is today home to companies and institutions such as NFOŚiGW, ING Hubs Poland, a global technology company, Colliers, Clyde & Co, Michael Strom Dom Maklerski, and SwitchUp, while the ground floor of the building has been filled with interesting and thriving gastronomic and service concepts, including Wandal restaurant, which is undeniably a discovery on Warsaw's gastronomic map, Drevny Kocur restaurant and Coffeedesk café, as well as Dom Whisky exclusive alcohol salon and Żabka store.

2025 proved to be exceptionally dynamic for the Warsaw office market. Despite persistent macroeconomic challenges, we observed stabilization of sentiment and growing tenant interest in premium space meeting the highest ESG standards. According to JLL data, availability of premium office buildings in 2025 reached only 6.3%, which directly correlates with rent rate increases – the Central Business District recorded a 2.7% y/y growth. We anticipate continuation of the upward trend due to limited supply of high-quality office space. The commercialization of The FORM project is a particular source of satisfaction for us and perfectly illustrates current market preferences. The building has enjoyed exceptional interest among tenants seeking premium space from the beginning, which translated into an effective leasing process and rapid achievement of full commercialization. The prestigious group of tenants, including leading international and Polish companies, confirms that even in times of economic uncertainty, organizations prioritize locations that reflect their business values and aspirations related to sustainable development. The success of The FORM provides a strong accent closing 2025 and unequivocally confirms this property's position as one of the most desirable office addresses in Warsaw.

The commercialization of The FORM project is a particular source of satisfaction for us. This building stands out with exceptional architecture, innovative design, and state-of-the-art technological solutions. Equally important is the innovative approach to incorporating green elements into office space, which gives the project its unique character.

Even at an early stage, tenants seeking premium space showed significant interest in this property. This translated directly into an effective leasing process and rapid achievement of full commercialization. These results unequivocally confirm our market analysis – Warsaw's office sector is characterized by sustained demand for prime products offering exceptional solutions and meeting high ESG criteria.

The FORM's tenants represent a prestigious group consisting of recognized international firms and leading Polish enterprises. Such a user profile confirms that the project meets the expectations of corporations seeking locations that harmoniously align with their business strategy and organizational values.
