Over the past three years, the existing supply in Warsaw has shrunk by approximately 300,000 m² of office space built after 1990. Recent quarters have brought an acceleration of this process: between January and September 2025, nearly 150,000 m² of space was withdrawn from the capital's office stock. In most cases, these properties will no longer serve an office function.

In the coming years, along with the growing maturity of the market, we will observe a progressive transformation of the capital's office stock. This will be a particularly significant trend outside the city centre, where many older buildings struggle with long-term vacancy and become a burden for their owners.
